C. B. Ragland Company is currently seeking an experienced Property Manager.  We are looking for a person who can work with a wide variety of stakeholders with the goal of delivering best in class property management services to C.B. Ragland's current and future tenants.

 

The Property Manager will be responsible for management of property operations and maintenance of a mixed-use portfolio of assets in the downtown Nashville area, consisting of retail, restaurant, office, parking and industrial assets.

Job Responsibilities:

·       Direct fiscal management of the properties assigned (i.e., maintenance of A/R and A/P, operating expense control, completion of budgeted items for Capital Improvement Program and assistance in preparing budgets, monthly and annual financial reports). 

·       Manage properties’ physical performance (i.e. bidding contracts, inspections, signage approval, approval of improvements as required by lease or other basis, etc.). 

·       Establish and maintain meaningful relationships with tenants. 

·       Establish relationships with the local community, community groups, elected officials, businesses, etc. to advance the strategic plan. 

·       Manage relationships with vendors performing all maintenance and improvement functions across the portfolio. 

·       Coordinate and oversee tenant improvements and capital expenditure (CAPEX) projects. 

·       Work on special projects/ongoing initiatives according to current needs.

·       Establish annual property objectives and goals; create annual property budgets.

·       Maintains intimate knowledge of lease agreements and ensures compliance.

·       Prepares and/or reviews adjustments to tenant billing process. Has a strong knowledge and understanding of CPI increases, escalations, recoveries, special, etc.

·       Arranges for alterations to, or maintenance, upkeep, or reconditioning of facilities as specified in the operating budget, management plan and/or management services agreement and of leased premises as dictated by lessee's agreement.

·       Competitively bids and prepares all service contracts to assure high quality and cost effective services.

·       Prepares and/or reviews periodic inventory of building contents and property condition, and forwards listing to client for review.

·       Directs the development, revision and implementation of property manuals and on-line systems.

·       Ensure that emergency evacuation procedures are in place and life safety systems are operating effectively.

·       Establishes, communicates and manages the tenant move-in/move-out process to minimize disruption to established tenants.

·       Assists Chief Engineer in meeting the assigned criteria within the Operations Audit. 

·       Assures that appropriate insurance requirements are in place for all properties.

 

 

Job Requirements:

·       Bachelor’s degree in Business Administration, Finance, Accounting, Real Estate or related field; coupled with at least five (5) years of operational experience in the real estate industry. 

·       Basic knowledge of bookkeeping/GAAP, retail or office leasing, contract terminology and construction 

·       Intermediate level proficiency with current Microsoft Office software, email and Internet research 

·       Experience managing retail and mixed-use developments 

·       Working knowledge of Argus, Timberline or other accounting software is preferred but not required. 

·  Certified Property Manager (CPM) or Real Property Administrator (RPA) designation.

 

Physical Demands:

·  Must be able to inspect all areas of the properties, including roof, basement, etc.

·  Regularly required to sit, stand, walk, and be outside during inclement weather
