Description
We are seeking a talented Senior Project Manager to oversee and manage all onsite construction activity for our development project in downtown Los Angeles. New construction of a 56 story, 784 unit infill high-rise residential tower within a mixed-use block owned and operated by Brookfield with 2 million square feet of operating Class A office space and 315,000 square feet of high traffic retail. The Sr. Project Manager will be responsible for managing onsite teams and providing guidance and support as needed with planning and scheduling, resource allocation, project accounting, control, and technical direction; ensuring compliance with quality standards on all construction; reporting to leadership on project progress and plans; and performing other key duties detailed below. We are focused on creating opportunities for our team members to grow and develop from within. Our onsite Senior Project Manager will be directly responsible for:
- Conducts site inspections on construction activities to verify schedule, quality and materials on the construction project.
- Ensures the project is completed within construction budget and on schedule.
- Manages and monitors the General Contractor(s).
- Facilitates the Owner, Architect and Contractor (OAC) meetings and develops effective communications and mechanisms to ensure project coordination with the Owner, Design and Construction participants.
- Ensures that development and construction activities move according to contract schedule.
- Reviews, assesses, and negotiates change order requests with design team and contractor.
- Maintains strict adherence to the budgetary guidelines, quality and safety standards.
- Supports in preparing project status reviews to corporate on Contractor performance, summary of budget and change orders required for billing, tenant coordination requirements, major design changes and other key issues.
- Tracks all changes and identifies the risks/exposures relative to the project design and construction.
- Participates in monthly contractor pay application meetings with Contractor and lending institute.
- Provides support on the preparation of monthly lender draws, lien releases and payments to contractors, special inspectors, subcontractors, and others.
- Participates in updating monthly financial reports.
- Anticipates potential cost and schedule impacts and proactively implements mitigating measures.
- Interacts with building official inspectors and other authorities having jurisdiction.
- Responsible for timely procurement of permits and approvals for the project.
- Interacts with tenant contractors and tenant coordinators.
- Performs other duties as assigned.
- Bachelor's degree. Post-graduate degree in construction management a plus.
- 10+ years of experience in construction management with focus on large-scale mixed-use real estate development projects.
- Multi-family residential, high-rise, and concrete construction experienced highly preferred.
- Experience working with the City of Los Angeles preferred.
- Experience administering design team contracts preferred.
- Experience acting in the capacity as an owner s representative preferred.
- Excellent communication skills and advanced skills with Microsoft Project and Excel.
- Thorough knowledge of legal issues, construction contract issues, general conditions, and safety standards is essential.
