Position Overview

The Acquisitions Analyst/Associate will provide analytical support to Inspire’s acquisition activities and will be an integral member of the firm’s transaction team. This position requires a strong team player with great attention to detail and organizational skills.

 

Responsibilities

  • Screen prospective acquisition markets and assets based on group’s investment criteria.
  • Develop financial models and perform detailed underwriting of acquisition targets, including analysis of historical financial statements and preparation of cash flow projections, to assess investor risk and return.
  • Coordinate with the company’s operations team which will provide operating and staffing assumptions for future operations of acquired communities.
  • Perform market research and develop market analysis summaries for potential acquisitions opportunities.
  • Analyze local macroeconomic, regulatory and housing environment including occupancy and rent trends for manufactured housing communities, apartments and rental single-family homes.
  • Research government existing regulations including rent control, residents’ acquisition rights, and emerging regulatory trends.
  • Research local market conditions such as business formation, redevelopment projects, social conditions that may affect a long-term property investment in the specific location.
  • Evaluate competitive market positioning.
    • Calculate the affordability of rental and for-sale single-family homes that may be competitive with manufactured housing communities. 
    • Assess the competitive position of potential acquisitions compared to other manufactured housing communities and housing alternatives, including access, employment, schools, product quality, on-site amenities.
  • Prepare comprehensive investment memoranda supporting the acquisitions team’s investment recommendations to the firm’s investment committee.
  • Lead the creation of operating budgets for acquired properties.
  • Prepare operating budgets for acquired properties for the first year of operations.  Use the company’s standard operating and capital expenditure budget formats. 

 

Reporting

  • The position reports to the Vice President, Acquisitions.
  • The position works closely with the senior operations team.

Qualifications

  • English-language fluency. 
  • BS in real estate, finance or accounting required.
  • 2-5 years of experience as a financial analyst for a real estate investment firm, investment bank, or other similar investment professional exposure.
  • Proficient in financial modeling and underwriting real estate investments.
  • Proficient in Excel, PowerPoint and Word.
  • Exceptional analytical skills and written and verbal communication skills.
  • Ability to manage and distill insightful conclusions from large volumes of data.
  • Ability to be organized and detail-oriented and to work efficiently and accurately under pressure and in a fast-paced environment.
  • Ability to work independently with limited supervision.
  • Preference for experience with manufactured housing industry and/or RV resorts.  
  • Keen attention to detail and organizational skills.
  • Cooperative team player.
  • Immigration or citizenship status permitting this employment.
  • Passing Inspire Communities’ standard criminal check.

Compensation

  • Market-competitive annual base salary, and annual cash bonus potential depending on the achievement of mutually-agreed goals.
