General Role Description
The Project Analyst is an integral part of the development team.  Charged to evaluate the financial metrics of real estate development projects that the Director of Business Development and Development Partners are vetting to determine whether or not to move forward.  The Project Analyst will develop a thorough understanding of the process, systems and models used in the company’s evaluation of projects and be able to articulate the opportunities, risks and overall financial performance of these potential projects.  This individual must have a passion for detailed analysis, ability to manage multiple assignments and enjoy working in a fast-paced team environment. This position reports to the Development Partner.

High Level Key Responsibilities
  • The ability to organize and prioritize responsibilities on 5 or more concurrent individual projects to meet the deadlines and expectations agreed upon with the Development Partner.
  • Create financial models to evaluate potential new development opportunities. Models include project and portfolio level performance and financial analysis related to for rent and/or for sales housing projects.
  • Create financial models to evaluate property investment exit strategies with operating costs/revenue and income streams.
  • Support Development Partners with financial models and analysis of projects that the company is considering pursuing.
  • Collaborate with appropriate team members to establish project hard & soft costs budgets
  • Continuously update financial models with data pertaining to actual land costs, construction costs and market sales data to evaluate investments.
  • Perform market research to determine/verify a project’s economics and to verify assumptions used in models.
  • Assist Development Partners with financial performance due diligence on projects.
  • Perform long term hold and exit financial analysis for all projects.
  • Monitor and analyze key demographic and economic trends in assigned geographic markets, as well as reports the key developments to Executive team members.
  • Provide financial analysis for asset management, portfolio/asset-level investment performance reporting, development/redevelopment projects, leasing and capital projects as necessary.
  • Participate in analyzing various debt and equity financial capital stack alternatives.
  Requirements:
  • Bachelor’s or Master’s Degree in Finance, Business Administration, Real Estate or Related Field
  • Advanced knowledge of financial and acquisition modeling techniques
  • Understanding of real estate fundamentals, capital markets and trends
  • Minimum of 3 years’ experience analyzing real estate finance for a real estate investment and development company
  • Understanding of discounted cashflow for the analysis of real estate development projects.
