Description


Assess the real estate portfolio and identify strategic opportunities to optimize the portfolio.
Provide consultative guide to client related to real estate strategies, market performance, trends and outlooks in consultation with CBRE Research resources and market reports.
Effectively manages a team responsible for performing a large volume and variety of real estate transaction projects.
Implements real estate plans with an understanding of the client's strategic real estate goals.
Assists with project initiation and scope definition, including identification of client's needs, goals, priorities, objectives, constraints, timing budget.
Coordinates global field broker selection and other required resources, subject matter experts, business partners, etc. If necessary, facilitates client review and approval of proposed team resources for the completion of transactions.
Responsible for overseeing a large variety of analyses and all relevant documents, including but not limited to: project initiation, Requests for Proposals (RFPs), proposal comparison packages, letters of intent, and broker's opinions of value. Understands how to review, analyze, and interpret financial analysis templates including book and cash flow projections, NPV (net present value), and/or IRR (internal rate of return) financial analyses.
Oversees the development of robust client report package. Prepares and delivers effective presentations to relevant parties. Adheres to all state real estate agency requirements.
Ensures compliance with CBRE's corporate policies as relates to identifying and mitigating potential conflicts of interest.
Works closely with CBRE and/or client's Lease Administration, Project Management, Facility Management, and Finance/Accounting teams to ensure integration between the service lines.
Collaborate with other service lines and client personnel to develop plans and implement strategies for achieving portfolio optimization.
Oversee the development of metro plans for major markets.
Coordinate with service line platform and experts able to support the needs of the client (Labor Analytics, CBRE Research, Consulting, etc.)
Support client s portfolio initiatives in support of business growth.
Closely tracks all global transaction activity (commissionable and non-commissionable), prepares commission forecasts and vouchers, and accounts for all savings results achieved on behalf of clients.
Collaborate with international teams to ensure consistency in process and approach in service delivery.
Prepare and present presentations to client and team on various topics to include content and preparation of monthly and quarterly business reviews.
Identifies risks in the achievement of goals and objectives and develops risk mitigation and contingency plans.
Establish performance objectives and deliverables for the Transaction, Strategy and Occupancy management teams related to the achievement of client s goals and objectives.
Manages and achieves financial, operational and other performance requirements as defined in deliverables and KPIs (Key Performance Indicators) established for the client.

SUPERVISORY RESPONSIBILITIES

Manages the planning, organization, and controls for a major functional area or department. May be responsible for a mix of direct and matrix reports.
Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination.
Effectively recommends same for direct reports to next level management for review and approval.
Monitors appropriate staffing levels and reports on utilization and deployment of human resources.
Leads and supports staff in areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising and rewarding performance and retention.
Leads by example and models behaviors that are consistent with the company's values.

Education and Experience
Bachelor s degree (BA/BS) form four-year college or university. Masters degree in Business, Economics, Urban Studies, or related program or MBA preferred. Minimum of 10 years of business consulting or real estate experience is required.

Certificates and/ or licenses
Professional certification, professional designations (e.g. BCCR, MCR, CPM) and/or graduate level training in commercial real estate is desirable.

Communication Skills
Ability to comprehend, analyze and interpret business documents. Ability to translate business needs into real estate requirements. Ability to respond effectively to sensitive issues. Ability to make effective presentations on a variety of topics to employees, clients, senior management and other CBRE groups. Ability to motivate and negotiate effectively with key employees, senior management and client groups to take desired actions.

Financial Knowledge
Requires knowledge of financial terms and principles to evaluate the financial value of proposed tactics. Oversees department budget.

Reasoning ability
Ability to solve advanced problems and deal with a variety of options in complex situations. Draws upon the analysis of others and makes recommendations that have a direct impact on the company and the client
