C6 Real Estate (“C6”) is a commercial real estate owner and secondaries investment specialist. The firm leverages its on-the-ground operations and partnership re-structuring expertise to acquire partial ownership interests in existing joint ventures, working alongside sponsors and operators to re-align and/or recapitalize real estate investment partnerships.  

C6 is seeking an experienced acquisitions professional to join the firm’s growing investment team. Investment team members are required to underwrite and manage direct and secondary real estate transactions. This position requires a high level of familiarity with real estate financial analysis, property-level underwriting, valuation, and cash flow forecasting utilizing Excel and Argus. The candidate will be expected to participate in the due diligence process and prepare investment memorandums and presentations as needed.

It is expected that the candidate will possess an acute attention to detail, understand general real estate market fundamentals, and can interpret, analyze and comprehend the financial performance of real estate investments across all major asset classes. The position will play a key role in executing real estate investments through joint venture partnerships across a variety of property types in major Coastal and Sunbelt US markets. Responsibilities
• Underwrite real estate investment opportunities including modeling using Excel and Argus. Accurately model cash flows with various capital structures and multiple distribution waterfalls including single-asset and portfolio recapitalization scenarios.
• Perform asset-level and entity-level due diligence including the analysis of financial statements, operating budgets, market information, existing capital structures, business plans, legal agreements, third party reports.
• Prepare materials for investors, lenders and investment committee members which clearly articulate the key elements of an investment with supporting analysis and conclusions.
• Maintain active communication with select brokers, sponsor-operators, investors or other third parties for purposes of asset/market/sponsor due diligence, or sourcing new business.

Qualifications
• 2-5 years of acquisitions experience with substantial underwriting and due diligence capabilities.
• Advanced Excel, Word and PowerPoint skills, candidates must be comfortable building models and investment decks from scratch.
• Ability to independently research, identify and diligence risks associated with the pursuit of new transactions.
• Strong written and oral presentation skills to present recommendations to investment committee members.
• Experience modeling and conducting due diligence around existing or forming new joint ventures.
• Familiarity with joint venture legal documents, complicated partnership structures, and institutional accounting/reporting is a plus.
• Positive attitude with strong desire to succeed in a collaborative environment.
• Undergraduate or graduate degree is required.
