Our client is looking to recruit a Director, Development. He/She will participate in every aspect of development including acquisitions, zoning, entitlements, design, construction, marketing, sales, property management/leasing, legal, and budgeting. Reporting to the Senior Vice President, Development & Construction, the successful candidate must have a minimum of five years’ experience overseeing urban mixed-use development projects. This individual must have the ability to build relationships both internally and externally.


RESPONSIBILITIES

This individual will also assist to underwrite and perform due diligence on new investments. The successful candidate will be involved in overseeing existing redevelopment projects while also executing appropriate due diligence for new projects in the investment pipeline.


Additional responsibilities will include:

  • Participate in all aspects of redevelopment, including market assessment and analysis, coordination of project consultants, managing processes associated with successful zoning, entitlement, and other relevant approvals with City, State and Federal agencies as well as special interest groups connected with the projects.
  • Assist in developing and maintaining financial models and proformas for development projects.
  • Contribute to budget and planning processes to achieve project schedules and economic goals.
  • The evaluation and due diligence of new retail development opportunities, including but not limited to, municipal research, site assessment investigations, site planning, financial analysis, preparation of due diligence reports.
  • Recommendations on appropriate mix of land uses and densities for potential development sites.
  • Represent the company in meetings with JV partners, community stakeholders, and municipal officials.
QUALIFICATIONS

The Director, Development will be a proven and accomplished real estate professional with five to seven years of experience developing complex urban mixed-use, retail and/or multifamily projects, preferably on the East Coast, from inception through construction and delivery for operation.  Knowledge of the Philadelphia market is a plus.

 

Additional qualifications include:

 

  • Excellent analytical and quantitative skills and experience in developing, maintaining and refining mixed-use development models.
  • Experience in land acquisition; zoning and government processing, approvals and community relations; design and construction; marketing and leasing; and debt and equity financing for new development projects is required. 
  • Experience executing mixed-use, retail, or multifamily projects is preferred.
  • Proven project planning and management skills, with ability to handle multiple projects and deadlines and generate detail oriented work-product.
  • Exceptional communication skills, both written and oral.
  • Excellent analytical and quantitative skills.
  • A decisive and detail-oriented approach to the business coupled with an ability to assume a long-term owner’s perspective.
  • Proven negotiating skills in a challenging and complex environment.
  • Ability to adapt to and manage frequently changing priorities.
  • Ability to work cooperatively as a key member of a small, collaborative team.
  • Ability to gain the respect and cooperation of internal and external constituencies across a wide variety of disciplines, and to coordinate their efforts as necessary.
  • Undergraduate degree required; graduate degree a plus.
