Summary:
PREP Property Group (PREP) was built on the foundation of the strategic investment and non-grocery divisions of Phillips Edison & Company. Our focus includes development and redevelopment projects from single-tenant retail to more complex properties including power centers, enclosed malls and mixed-use properties. With a legacy of transforming retail properties, PREP has the expertise and experience to optimize retail property value. PREP identifies prime locations with development or redevelopment opportunities through a focused investment strategy. We then leverage a powerful combination of our proven operating platform and our management team's long-standing relationships with brokers, property owners and retailers to quickly and efficiently capitalize on the investment. In anticipation of significant acquisitions and growth, PREP is seeking a leasing professional with redevelopment experience to add depth to our leasing team. This position will preferably be located in the Dallas/Fort Worth market in a remote working arrangement.
Essential Duties and Responsibilities:
- Identify potential tenants by canvassing, cold calling and through existing retailer and broker relationships
- Negotiate new leases, renewals, amendments, assignments, buyouts, relocations, expansions etc., working closely with legal, construction, tenant coordination and development teams
- Conduct competitive market and tenant mix analysis
- Provide written and verbal leasing reports on a weekly basis
- Prepare and submit annual leasing budgets
- Prepare and implement marketing and merchandising plans for assigned centers
- Attend national regional and local deal making events
- Establish and maintain strong tenant and broker relationships on a national, regional and local level
Education / Experience Requirements:
Candidate must be able to demonstrate professional integrity, attention to detail, and exercise good judgment in handling sensitive information. A polished, professional image, excellent communication and strong organizational skills are required. The qualified candidate must be detail-oriented, a self-starter who is responsible, dependable, highly motivated, able to work in a fast-paced and time-sensitive environment, possess a “can do” work attitude and be a team player. The successful candidate must be able to work collaboratively with internal teams and should have successful experience in retail leasing including:
- Bachelor’s degree in real estate, business, marketing or related field
- 5+ years of retail leasing experience required
- Excellent communication, strong negotiating and presentation skills
- Ability to prioritize multiple projects
- Comprehensive relationships with local, regional, and national retailers and brokers
- Must be proficient in all areas of Microsoft Office
- Tech savvy with proficiency in Adobe Acrobat, Microsoft programs including Word, Outlook, SharePoint, Office 365 Platform, PowerPoint and Excel
- Knowledge of MRI will be a plus
- Extensive knowledge and experience with commercial real estate concepts, terms and related negotiations
- Travel required
