OVERVIEW

 

Phoenix Realty Group, a national real estate fund manager and real estate operator, is currently seeking a highly motivated, intelligent and creative individual with organizational and analytical skills to join its asset management team in its New York office.  The analyst will report to the Senior Vice President of Asset Management. This position offers an excellent opportunity for the analyst to gain exposure to many different facets of the real estate business, including acquisitions, financing, development, operations, and management.  In this role, the individual will support the asset management team in performing financial analysis, cash flow modeling, due diligence, property review and investment committee report development.  At least two years of direct, relevant real estate modeling experience is required, and a distinct interest in the multifamily investment sector is mandatory. LIHTC experience is helpful, but not requisite.

 

RESPONSIBILITIES

  • Maintain financial projection models for each property/Fund investor and prepare and analyze investment portfolio quarterly performance
  • Review monthly property operating reports in order to escalate anomalies to the asset manager and collaborate with property management teams to develop action plans
  • Track property compliance reporting deadlines and investor distributions
  • Assist in the management of market rate and affordable multifamily assets located on the east coast, mountain region, and west coast.
  • Assemble new acquisitions due diligence deliverables for Investment Committee presentations
  • Participate in recapitalization, refinancing or disposition of assets under management
  • Review construction/rehabilitation loan draw requests
  • Prepare portfolio annual budget model template and interpolate historical data
  • Ad hoc analysis for business plan achievement
  • Perform property inspections on an as needed basis

 

QUALIFICATIONS

  • Minimum Bachelors degree in real estate, finance, business, economics, engineering, or mathematics with very good academic performance
  • Minimum two (2) years prior related experience in real estate finance
  • Must have a thorough understanding of financial modeling, including producing cash flow models, cash-on-cash yield, IRR analysis, and discounted cash flow valuations
  • Well organized with excellent interpersonal and communication skills, with the ability to produce high quality written documents
  • Solid work ethic and team player
  • Must take an in-person excel modelling test as part of the screening process in order to demonstrate multifamily analysis proficiency.
