As Realty Income s Development Analyst, you will be tasked with optimizing our growing real estate portfolio. Your knowledge base in executing redevelopment projects, acquisitions development funding, and varying value- add transactions, will be beneficial to the success of this position. Your ability to successfully conduct internal analysts will be chief as they aide negotiations and decision-making processes. Your expert communication skills will be showcased in a varying of opportunities. Not only will you be tasked with working across departments to aide internal and external communication flow but prepare materials for the investment committees consideration.

 

Your Contribution to the Team Includes:


Redevelopment:

  • Review, analyze, and evaluate properties to assess the suitability for redevelopment (i) pad leasing, (ii) outparcel built-to-suit, (iii) re-purposing assets, (iv) demising of big box space, and (v) raze and rebuild
    • Gather market and trade area information and documents related to zoning, property taxes, demographics, easements and use restrictions
  • Upon receipt of interest from a developer or tenant, assist in reviewing budgets and analyzing the related economics
  • Conduct market and financial analysis, while gathering information from other departments, to affirm redevelopment vs. re-lease vs. sale options
  • Assist in reviewing and assessing developer, tenant and property-level financial performance
  • Assist in preparing and presenting financial analysis and reports to the Investment Committee
  • Prepare and deliver instructive, detailed requests to Legal Department to initiate the formal transaction process
  • Track and communicate internally property-level redevelopment activity to ensure a seamless flow of information

Acquisition Development Funding:

  • Assist in reviewing budgets and analyzing the related economics
  • Assist with broker, developer and tenant communications
  • Assist in preparing and presenting financial analysis and reports to the Investment Committee
  • Prepare and deliver instructive, detailed requests to Legal Department to initiate the formal transaction process

Special Projects:

  • Assist with establishing and maintaining a tracking mechanism for various projects for the department s use
  • Assist with other new development opportunities that may be introduced as the tenant interest grows
  • Validate and reconcile metrics for quarterly reporting requirements

What You ll Need to be Successful:

  • Strong understanding finance and familiarity with Real Estate Evaluation, Accounting, and Property Underwriting, as it relates to the development of net lease properties.
  • An ability to function efficiently and effectively in a professional environment, handling critical, confidential, and sensitive materials.
  • Deadline oriented working diligently and with precision.

Education and Experience:

  • Bachelor s degree (B.A.) in real estate finance or related field from a four-year college or university
  • Progress toward continuing education such as MBA, CFA, or CCIM preferred
  • Competent knowledge of the use and applicability of budgeting, cash flows, and financial analysis for real estate transactions
  • General understanding of commercial real estate and financial statements
  • 1-4 years of experience in real estate transactions, leasing and disposition, and/or development

Certificates, licenses, or registrations:

  • CA Bureau of Real Estate Salesperson license (or ability to obtain within 12 months of hire)
