Cole Valley Partners (“CVP”) is a boutique real estate investment, development and operations firm. Since its inception in 2013, CVP has focused on developing and re-positioning retail-oriented properties in the Western United States. We are a small, entrepreneurial team based in Portland, Oregon and are currently working on properties in six states. JOB SUMMARY

 

CVP is seeking an Associate Project Manager to join our team. The Associate Project Manager will be responsible for providing support through various stages of the development process, including design, entitlement, construction, and stabilization. Each project will have a team-lead and each CVP employee works simultaneously on multiple projects. The Associate Project Manager is expected to think creatively, work independently, and take ownership of assigned tasks and projects alongside the project team. The role will involve significant travel to project sites within the Western US.

 

As CVP is a small office, the role offers the opportunity to see the entire property development lifecycle. We all wear many hats and enjoy a dynamic, fast-paced working atmosphere where no two days are alike.

 

RESPONSIBILITIES:

  • Collaborating with the development team to conduct research on CVP’s development pipeline, including review of planning policy, property information, surveys, and title reports;
  • Leading design directives and coordination efforts between architects, engineers, consultants, and tenants;
  • Preparing project-level and firm-wide development schedules;
  • Working tactically with government agencies to secure the necessary approvals for proposed developments;
  • Coordinating estimating process with general contractors and subcontractors;
  • Monitoring project budgets to process loans and report to investors;
  • Assisting in managing construction schedule, contractor performance, and tenant-communication;
  • Assisting CVP team in analyzing and underwriting possible acquisitions;
  • Providing support in keeping complete and organized files;
  • Traveling to project sites, jurisdictions, and for vendor meetings up to 25% of working time;
  • Performing special ad hoc projects, reporting, and analysis as needed.

QUALIFICATIONS:

 

  • One to three years of work experience in property development, planning, architecture, engineering, or related built-environment field;
  • Demonstrated interest in the built environment, construction, planning, or architecture;
  • Eagerness to learn and highly adaptable to new projects, processes, and ways of working;
  • Strong ability to communicate intelligently and clearly in a way that demonstrates confidence;
  • Sound financial knowledge and ability to manage budgets, basic accounting, and forecasting;
  • Innovative and solutions oriented – demonstrated resourcefulness, optimism, and flexibility in approach to project assignments;
  • Highly organized and an acute attention to detail;
  • Intellectual curiosity and sense of humor.
