Company Background

United Growth is a national real estate investment management and development company specializing in net leased retail projects. The firm manages private real estate equity funds and other portfolios. The Firm has acquired and managed real estate equity investments for institutions ranging from core to opportunistic strategies. The Firm is directed by a complete management team with diversified real estate experience in the acquisition, re-positioning, development, construction, leasing, financing and operating of retail property. The Firm presently operates portfolios of net leased retail investments located across the United States with creditworthy tenants.

We are currently seeking candidates to fill an Investment Associate position in San Rafael, CA, an integral role in our Transactions and Portfolio Management Groups. The successful candidate will have the analytical skills to accurately underwrite prospective investments, technical skills to manage information and possess excellent verbal and written communication skills. Strong interpersonal abilities are needed to interface with internal executives, investors and vendors.

Responsibilities

Provide commercial real estate financial analysis and business decision support to acquire, finance, and develop assets to produce portfolio returns that outperform the market.

 

Transactions

  • Prepare investment committee memorandums and assist with preparation of meetings.
  • Prepare detailed financial analytics in Excel and Argus to compare alternative investment scenarios of debt and joint venture structures.
  • Communicate with lenders on financing packages, lender due diligence, and loan closings.
  • Manage DealPath, the transactions database and prepare internal reports.

Portfolio & Asset Management

  • Perform valuation of each asset on a quarterly basis, working with analytical staff.
  • Draft hold/sell analysis with preparation of cash flows, construction budgets, distribution analysis, and investment projections.
  • Conduct asset and portfolio performance measurement, attribution analysis and forecasting, presenting to the Investment Committee.
  • Assist in writing quarterly performance reports to investors and the board of directors.

Qualifications

  • B.A./B.S. in Economics, Business, Finance, Accounting or related field.
  • 5-plus years of real estate experience, preferably with retail shopping centers.
  • Sound fundamental knowledge of financial analysis, real estate valuations and accounting.
  • Excellent analytical, quantitative and problem solving skills, with the ability to simultaneously manage multiple projects.
  • Highly proficient and experienced in MS Excel, PowerPoint, CoStar and Juniper Square.
  • Strong personal initiative and desire to succeed in a demanding and rewarding, entrepreneurial environment, must be a self-starter.
