Advantage Property Management Services is a real estate acquisition and management firm located in New York NY. The company manages its own portfolio of multifamily rent stabilized & mixed-use properties located throughout the New York area.
The Position:
A Controller/Senior Accountant to handle all day-to-day internal accounting and reporting functions and to act as property management coordinator. Primary responsibilities and qualifications of this position include but are not limited to:
Responsibilities:
- Full responsibility for management of company books and records for portfolio properties
- Preparation of monthly/quarterly/annual reports
- Managing investment accounts to monitor liquidity needs for capital requirements as well as reviewing with investment professionals the strategies to maximize returns
- Preparation of year-end information for and interfacing with company accountants
- Management of late tenant rent collections
- Guarantor assessment requirements for new leases and suggesting to principals what would be acceptable given circumstances of lease
- Position will include a direct report, who is a part-time bookkeeper, to assist in the day-to-day of the accounting department
Qualifications:
- Bachelor’s degree in accounting preferred; otherwise, extensive real estate accounting experience required
- Minimum five years’ experience within real estate industry preferred
- Extensive accounting experience/knowledge required
- Proficient in Microsoft Office Suite (word, excel, outlook)
- Real estate accounting / property management system experience in Yardi required
- Strong experience with real estate operating statements
- Ability to analysis and ask questions for efficient results
- This position requires a self-starting individual with excellent communication, organizational and people skills. Candidate must be able to work both in a team environment and independently, handling the office at times alone. Self-motivation, detail orientation and ability to manage multiple tasks at one time a requirement. Ability to politely but firmly enforce tenant rent payments required
