About the Firm: Established in 2020, the firm is a Family Office with over $150 MM of capital invested and controls over $500 MM of real estate. They invest across all property types and across the development spectrum. The firm invests throughout the capital stack and has active LP, GP, Pref, Fund, and Senior Loan investments across industrial, seniors housing, multifamily, student housing, office, land, and townhome development. 

This team member will get end-to-end deal exposure and the role will encompass the following responsibilities; asset management, acquisitions sourcing and underwriting, due diligence, investment research, establishing broker & capital partner relationships, and executing transactions in the capital markets (debt & equity placement). The firm has strong relationships in the lending community and places debt on its own deals and on behalf of select clients. 

Anticipated allocation is 65% AM / 35% Acquisitions. The candidate will be a crucial part of the firm’s growth and acquisition efforts.

Key Responsibilities:

  • Evaluate existing operating portfolio property-level financial data, rent rolls, abstract leases, and develop operating/capital expenditure budgets. 
  • Develop monthly/quarterly/annual valuation models across the portfolio.  Update on a regular basis to inform senior management and external partners of performance. Help establish consistent review analysis/processes to monitor property financial performance, variances against budgets, key income/expense drivers, hold/sell analysis, and recommend actions accordingly. 
  • Review capital call requests and deliver investor question/request responses related to fundraising, distributions, etc. 
  • Proactively assist in helping drive lease negotiations, manage construction project teams, and direct property management team and overall execution of asset business plan.
  • Research and analyze market reports to understand broad, economic drivers within Company target markets/submarkets. 
  • Create financial models for potential investments/joint ventures to determine key performance metrics.
  • Model partnership waterfalls, preferred equity, creative debt structures and any other ad-hoc analysis.
  • Leverage the organization’s existing investment platform to maintain and develop new, trusted relationships with owner/operators, developers, investors, brokers, lenders/banks, and other marketing sources to generate qualified investment opportunities.

Key Qualifications:

  • Undergraduate degree required. 
  • Minimum 2-6 years of prior work experience in commercial real estate investment/asset management/brokerage.   Exposure to a variety of real estate asset classes a plus.
  • Exceptional financial modeling/analysis skills (Excel).  Experience having underwritten acquisition, joint venture and/or development projects.  Familiarity with Argus and other software programs a plus.
  • Very strong organizational & time management skills. 
  • Excellent interpersonal communication skills, strong work ethic, integrity, and judgement across any/all communication and deliverables.
