Role Summary:

 

The Acquisitions Associate will be a key member of the acquisitions lifecycle, primarily responsible for identifying and underwriting new acquisitions by cultivating relationships with owners, brokers, banks, and other sources of acquisition opportunities. This is an extraordinary chance to join an established, well capitalized, family owned, and growing real estate company and play a key role in the company’s ongoing success and growth. The Acquisitions Associate will report to the Executive Vice President.

 

Key Responsibilities:

 

  • Build and maintain acquisition pipeline through existing relationships and direct outreach to all sources of deals including brokers, owners, banks, servicers, and others.
  • Lead development of financial models and project valuations across a range of asset classes in coordination with internal team and third parties.
  • Create investment thesis / feasibility studies to better develop business plans for potential acquisition opportunities.
  • Analyze market sale comps, lease comps, and demographics for refined underwriting assumptions.
  • Oversee lifecycle of acquisition process from LOI to close.
  • Support principals in determining appropriate equity and debt for given transaction.
  • Support preparation of business plans, budgets, reporting, and comparison of underwriting versus actual performance for existing portfolio.
  • Maintain CRM to track deal flow.

Knowledge and Skills:

 

  • Bachelor's degree in business, finance, and / or real estate.
  • 2+ years of experience successfully sourcing and transacting real estate acquisitions (required).
  • 2+ years of experience underwriting real estate acquisitions (required).
  • Extensive knowledge of real estate transaction structuring.
  • Robust network of exiting real estate relationships.
  • Retail real estate experience is preferred.
  • Creative deal maker with strong emotional intelligence.
  • Ability to work in a fast-paced office environment, meet deadlines, handle multiple projects simultaneously, and work both independently and with teams.
  • Proactive problem solver with the ability to develop solutions and alternative ideas.
  • Strength in presenting and advocating ideas to the companies’ principals.
  • Expert with Argus and Excel underwriting and analysis (required).

Compensation:

 

  • $100,000 base compensation plus success fee on acquisitions equal to 15.0% of 1.0% Gart Properties Acquisition Fee.
  • Opportunity to co-invest in Gart Properties acquisitions long-term.

Note: Candidates must be located in Colorado with the ability to commute into Denver.
