RealOp Investments, headquarted in Greenville SC, is seeking an Operations Project Manager to oversee all project management of capital projects (including HVAC, MEP, roofs, facades, structural, curtainwall, flatwork, etc.) and tenant construction throughout the RealOp Investments portfolio. The Operations Project Manager will work investment projects collaboratively with tenants, property managers, contractors, architects, engineers, etc. This position is responsible for supervising and directing the activities of assigned crews to perform improvement renovations or new construction projects. This position plans, organizes, and performs a variety of activities designed to maintain, construct, or repair both exterior and interior projects as well as major system malfunctions. Position location – open to cities within the RealOp Investments portfolio.

Essential Job Functions:

  • Provide project management leadership and assistance (when needed) of tenant improvements and major property improvements oversight including bidding of projects using economies of scale for best pricing.
  • Manages the due diligence, design, permitting, and construction of projects.
  • Manages contractor bid process, schedule, and budget.
  • Provides due diligence & soft cost budget management for all projects.
  • Works with Property Management for budgeting purposes.
  • Manages/coordinates on-site activities with contractors, architects, engineers, and property managers. Provide periodic updates to Property Managers on project status.
  • Owner’s representative on the jobsite.
  • Provides progress reports to tenants on landlord work.
  • Participate in the capital planning process for each property in the portfolio.
  • Annual property inspection/audit to insure compliance with company standards of appearance, maintenance and identification of potential issues.
  • Responsible for physical property improvement and activities in property acquisition and transition of new properties into the ROI portfolio.
  • Coordinate scheduled work activities with property managers, contractors, building engineers, engineering firms, etc.
  • Monitor regulatory compliance including understand, observe and assure compliance with all relevant safety rules and regulations and ensures job site safety at all times.
  • Establishes expectations and monitors overall site performance for on time delivery, production and quality.
  • Works closely with property management and asset management in advising, coordinating and planning all construction and facility projects.
  • Member of Property Transition Team to insure efficient transition from acquisition stage to operating stage.
  • Be prepared to travel, as needed, to properties within the ROI portfolio.

Essential Skills and Experience:

  • Minimum of 15 years of project management and property operations experience at the property level with office/retail/industrial properties
  • Ability to read maps and blueprints.
  • Ability to work autonomously and independently.
  • Demonstrated strong customer relations experience.
