Specific Responsibilities Include
This position oversees the real estate activities of a diversified healthcare services company and its affiliates. This person has responsibility for managing various aspects of the corporate real estate portfolio, including real estate site selection and negotiation of new site purchase/lease/renewals. They also direct activities of third-party service providers related to lease administration & compliance and develop operational strategies to achieve fiscal, customer satisfaction/utilization, and operational goals established by executive management and the board of directors.
Key responsibilities include the following:
- Provides management of the corporate real estate portfolio
- Develops real estate site selection and negotiation of new site purchase/lease/renewals
- Manages divestiture of selected real estate properties
- Oversees the company’s enterprise-wide third-party lease administration vendor, ensuring compliance with all company policies, as well as applicable local, state and federal requirements
- Directs activities of third-party service providers related to construction and renovation projects for company leased facilities
- Defines real estate strategic growth targets and interfaces with internal customers to collect, review and determine applicable business unit requirements, including occupancy requirements, forecasts, etc.
- Reviews and evaluates pro forma P & L financial/investment analyses for prospective sites and prepares and presents site proposals for senior management review and approval
- Develops real estate site selection criteria, priorities and strategies in conjunction with leadership at hospital and medical groups
- Develops strategic plans for existing locations, including image upgrades, relocation and closure
- Initiates real estate site negotiation and deal-making activity and partners with leadership to develop and execute overall negotiation strategies, tactics and action plans
- Negotiates and administers a wide range of real estate legal documentation and related activity
Compensation
A competitive compensation program will be tailored to the selected candidate. Base salary will be supplemented by a performance bonus and comprehensive, well-rounded benefits program, which includes relocation assistance.
Travel
Approximately 20 percent.
The Candidate
Education/Certifications
A Bachelor’s degree in Business, Healthcare Administration, Facilities Management/Commercial Real Estate, Law or related field (or equivalent education and experience) is required. A Master’s degree in Business Administration is preferred.
Required Background Experience
- The successful candidate will have ten or more years of progressive experience in corporate real estate planning and/or administration, including active involvement in corporate real estate acquisition, disposition, leasing, and new facilities design and construction projects in a large, complex healthcare services company is required.
- Specific experience in the administration of healthcare facilities and management of a commercial healthcare real estate portfolio and the related regulatory issues is strongly preferred.
- Eight to ten years of demonstrated real estate portfolio management and process development experience, preferably for a hospital or healthcare system. Certified Property Manager designation a plus.
- Strong understanding of complex real estate, legal, and business concepts, and the ability to apply this in dealing with all levels of internal and external business managers and the real estate community.
- Working knowledge of commercial real estate principles, financial accounting concepts, and negotiation abilities essential.
- Experience in the management of both expense and capital budgets, and rent model analysis.
- Good organization skills with the ability to prioritize work load and successfully manage all financial activities. Strong analytical skills and demonstrated management and supervisory capabilities are required.

- A thorough understanding of healthcare trends with the ability to anticipate opportunities.
